Construction Watch: The Kitchen Kapers Building At 213 S 17th St Has Been Sold & Its Sole Tenant Has Promptly Departed
The building at the corner of S 17th and Chancellor just sold to Astoban Investments.
We’ve been amiss in sharing details on all the things happening in real estate & construction within Rittenhouse. Partly because there is SO MUCH good stuff happening recently that it’s been almost a full-time job to keep up, and partly because real estate & construction moves more slowly.
However, we’re on it and plan to make more regular updates. So – let’s start with the corner of S 17th Street and Chancellor.
Update as of 8/28: Zoning permits were issued for demolition of the building per the Business Journal.
You may have heard via The Business Journal that the building with Kitchen Kapers (RIP) sold. This wasn’t new news – rumors of the owner looking to sell were rampant prior to Kitchen Kapers leaving because the rent was too damn high. But – there was another tenant in the building!
“The property was then listed for sale in February for $3.75 million. The property has only one remaining tenant, a psychic readings business, which was told it would need to vacate once the site sold, listing agent Larry Steinberg of Colliers said at the time.”
IF you’re in the market for a psychic, we have good news – Maria promptly moved her psychic readings business literally next door, into the empty space directly above Salty Paws whose building is also up for sale:
“An adjacent building, 211 S. 17th St., is also up for sale from a different owner. That parcel, however, isn’t included in the deal with Astoban.”
We’re confident Maria, as a psychic, saw all of this coming.
This area of Rittenhouse is hot to developers because it’s “zoned for CMX-5, Philadelphia’s least restrictive zone.”
We’ll keep an eye out for construction but thinking (having not consulted with Maria) that it’ll be a while.
