Mortgage rates are high so, if you’re going to buy, go big or go home.

What was considered an amenity is now expected, particularly if you’re splurging on a newly constructed building. Gym? Sure, but it should have a swimming pool.  Parking? Great!  It’s completely automated right? I don’t have to use a valet?

Basically, amenities that accompany luxury condo purchases have come a long way as have people’s expectations, clearly.  We blame NYC and Dubai. However, here are up 5 luxury condos currently on the market in the Rittenhouse Square area that offer cool amenities for the $$$$$.

📍1706 Rittenhouse at 1708 Rittenhouse Square

The Building:  1706 Rittenshouse.

The Location: On 17th Street and Rittenhouse Square, close to a pub (Black Sheep) and a steakhouse (Barclay Prime)

The Cost: $3.9M for unit 1601 – is a 3 bedroom, 3 bath with 4,166 square feet.

The Amenities: Here’s the rundown of cool amenities:

The Location: 16th & Arch, so technically Logan Square, and right across from Love Park.

What’s Special: They note that this building “combines the charm of the past with the comfort of the present” and that seems very true.  It is a charming building with vintage touches. The amenities however seem to be geared towards business people.  Also, the personal training in-building is neat.

The Building:  The Ritz-Carlton Residences

The Location: 1414 Penn Square, directly opposite City Hall, and next to the hotel.

The Cost: 40BC is a combo of (2) and is 3 bedrooms, 5 bathrooms, and 3,022 square feet for a mere $3.6M.

The Amenities: It’s the Ritz so there should be a lot!  And it is – here’s the rundown:

  • Dog park!

  • Spa amenities (maybe shared with the hotel)

The Location: 130 S 18th Street, right above Rescue Spa, and windows that also overlook Rittenhouse park hence the 2 addresses.

The Cost: $3.1M for Apartment 2603 gets you 3 bedrooms, 3 bathrooms, and 2,588 square feet.

The Amenities: Here’s the rundown of cool amenities:
  • 3-lane indoor saline pool  plus sauna 
  • Private garage parking
  • Gym but you’ll have to find the personal trainer as they only offer private training rooms

What’s Special: That club room with the fireplace and piano is pretty nice.  You could also hang out there with your caterer AND trainer because there is plenty of room.

The Location: Right at the corner of the park at 1911 Walnut Street

The Cost: Unit 4302 is on the market for $6.4M and offers 3 bedrooms, 4 baths, with over 3,500 square feet.

The Amenities: No amenities here – The Laurel calls them “experiences.”  Those “experiences” include:
  • Valet parking in their garage which is brand new
  • Clubhouse on the 26th floor which will have wine tastings, chefs, and special events to engage residents.
  • Building car and driver (car brand not mentioned)
  • Pool, sauna, and spa
  • Guest room for rent 
  • Meeting room
  • Fitness center with yoga studio and cycling room; rumor has it they will have instructor-led classes

What’s Special: The fact that it’s on the park, has that new construction smell, and offers “experiences” is sweet.
